Q:  Will you be listing my house on the MLS or will you actually be buying it?

A: We’re not real estate agents, and we don’t list houses. We’re professional home buyers: We buy houses in Massachusetts and New Hampshire that meet our purchasing criteria. After buying your home, we may repair the house and resell it to a home buyer or keep it as a rental ourselves.

Q:  Do you pay fair prices for properties?

A:  Many of the houses we purchase are below market value, but we do have a good reason for this — we do this so we can resell the house at a profit to another homeowner. But in our experience, many sellers don’t often expect a large “windfall” on the property. Most home sellers appreciate that we can offer cash, we close very quickly (no waiting for financing), and that there’s no time, effort, or expense required on your part to fix up the property or pay agent fees. Q:  How do you determine the price to offer on my house?

A:  That’s a great question, and regarding that, we’re an open book. Our process is very straightforward. We look at where the house is located, what repairs are needed, how well-maintained it is, and the market values of similar houses sold in the area recently. House values have taken a huge hit in the last 5 years, and most areas still haven’t recovered. We take many factors into consideration and come up with the best fair price that works for everyone!

Q:  Are there any fees or commissions to work with you?

A: This is what makes us stand out from selling your house on the market: There are NO fees or commissions when you sell your house to us. We’ll make you a fair offer, and if it’s a fit, we’ll buy your house — plus, we pay for all closing costs too! No hassle. No fees. Q:  How are you different from a real estate agent?

A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any, and then takes a percentage of the sale price if they manage to find a buyer. On average, houses take 6-12 months to be sold on the market. Plus, the agent’s commission is usually 3-6% of the sale price of your house, so if it’s a $200,000 house, you’ll pay between $6,000 – $12,000 just in commissions to an agent. That’s thousands that you could be saving instead!

Agents provide a great service for those that can wait 6-12 months to sell and those who don’t mind giving up a portion of the sale price to pay for the commissions. On the other hand, we actually buy houses, we don’t list them.
